The typical builders warranties we see only cover workmanship and material defects for the first year.
Over the years we’ve seen a wide variety of new home warranties. Everything from no warranty, to the statement “Defects and workmanship are covered for one year” to complete booklets describing in detail every covered defect and the process for requesting repairs. Many builders also advise you to “keep a list” and they will return near the end of the first year and make repairs.
Your warranty inspection by Informed Decisions will provide you with a thorough understanding of the condition of your new home including the likely causes of defects. Your detailed Warranty Inspection Report is a great tool for documenting the condition of your home prior to your warranty expiring! Our detailed comments note the condition, recommend specific details for repairs and include large photos for documentation. We provide a independent, dated, expert opinion. The electronic format allows you to easily use excerpts or the complete report for communication with your builder.
Our Warranty Inspections are similar to our regular home inspections. We just have more information up front. We review any issues you’ve noted and inspect these further. We then complete the remaining inspection as we normally would. If you have paperwork to fill out for the builder, we help you take care of it while we’re at your home.
We recommend you schedule your Warranty Inspection within the last 30 days of the comprehensive portion of your warranty. This is typically eleven months after you closed on your home. Following this time line, you maximize the time allowed for conditions to emerge and you still have time to communicate with your builder while you are covered under the warranty.
