Meticulous, Detailed Inspecting

I’ve often described inspecting as treasure hunting. Persistent, detailed inspecting finds the treasure. In our process, while Susie inspects looking for those small details that sometimes indicate larger problems, I inspect stand alone systems like heating and air.

Standard flashlights cast shadows that make it difficult, if not impossible, to find many major defects. I often wonder how the inspector I see crawling out of a crawlspace with a standard flashlight saw much of anything! Over the years, we have discovered lighting secrets and invented some special tools that give us the advantage over many inspectors.

We combine the information from the detailed overall inspection with that of the individual systems to gain the overall perspective. We compare notes at a couple of key points during your home inspection and again at the end to ensure we covered everything. We sometimes communicate during your inspection to verify what the other person sees from the other side. Several of our best techniques are not possible with only one person!

Our typical time on-site is 2-3 hours. That’s like 4-6 hours for one person covering the same details! This allows us the flexibility to thoroughly investigate potential issues and provide you more information on your investment. We provide much more value!

Full on-site reporting with pictures?

There is a lot of hype about on-site reports like ” Complete reports delivered on-site so you can get on with the process”. Every time I see this I ask myself “is this best for the client or the inspector?” The client’s process has just begun, but the inspector is finished before they even get back to the office.

Over the years our reporting format has evolved to provide our clients with the best inspection first and the best report second. We have yet to find a computer-based system that does not occasionally have a problem that distracts us from inspecting your investment–our primary focus. That’s why we have moved away from on-site data entry and report printing. Our valuable time on-site is spent inspecting and going over our discoveries with our clients. We save the photo uploading and word processing for the office. We gather our notes on-site, take pictures for clarification, and if you are available, review our notes with you during the inspection. Our comprehensive reports are emailed out that evening or early the next morning.
