I will have to say that your inspection was the best I have EVER seen. I have been working in the mortgage industry for 9 years and have seen thousands of inspections however none have been as thorough or easy to read as yours!!!!! I will be recommending you to all my new clients.

I did have one question. After the repairs are completed, how much do you charge to come back out and look at the things that needed repair?

Thank you much. It's refreshing to be served by such a professional. I don't know if you noticed, but in the back of the house off the covered patio I've marked off where Bob the Builder is going to pour a patio slab.
I plan on covering and enclosing a good portion of it in the near future.

Bill from Informed Decisions was instrumental in the negotiation of our new home. My husband and I decided to purchase a newly constructed home we thought was absolutely beautiful. Since it was new, we weren't going to have it inspected, but at the last minute decided to be safe rather than sorry. We made an appointment with Informed Decisions for early Saturday morning. Bill and his assistant were at the house waiting for me when I arrived. They spent several hours going through every detail of the home. Before they left, Bill went over all his findings with me in detail, answered all my questions, and printed me out a preliminary report. My new beautiful home had so many defects, if you saw the report, you would think the house was 40 years old. Later that afternoon Bill e-mailed me a copy of the inspection. I wish I could attach a copy for everyone to see. The report was complete with his notes, his suggestions, and his concerns. Color pictures, with notes and arrows were attached to the report makin g it very easy to read and understand. From the duck-tape over the sewer vent to the electrical wires hanging freely in the attic, everything was documented. Needless to say, we did not purchase the house. We did purchase a beautiful home in Perry. We again hired Bill to do the inspection. There were several problems with the older home we purchased and Bill annotated them all on his report. We used the report as a negotiating tool with the sellers, who agreed to fix the majority of the problems. After the repairs were made, we again hired Bill to re-inspect the work the contractor did.

On a scale of 1-10, I give Informed Decisions an 11!!

I was 110% percent satisfied on the home inspection. The items you identified on the .... house were enough to deter me from purchasing the home. Despite the features of the home, I personally thought that it would not be a good investment in the long run based on the issues with the core of the house. On the final day of our negotiations they finally admitted that the kitchen had flooded when a very large aquarium leaked. This water damage is likely cause of the 3/8" gap on the kitchen floor. I will be calling you again in the near future for a home inspection at ..... it's a new construction.

No this was not my 1st inspection..you were very detailed and you have provided a wonderful service..the way you explained everything to my elderly Dad was great. Thank you so much!!
