Q: How much do you charge for a home inspection?

A: Perhaps other questions are in order. You’re spending how many thousands of dollars for this home and the most important thing about a home inspector is saving $50 on the inspection? My mother used to say “You get what you pay for!”. If your looking for a cheap inspection, it can be found.

Anyone in Georgia can be a home inspector! Find out details about their qualifications, their experience, the inspection process, the amount of time you are purchasing, and the cost of return visits. Check some references or check out their feedback sections. See if you develop a good feel for working with them.

We’ve seen nearly 50 inspectors come and go over the last few years. Will your inspector be here if you need them in the future?

Our average inspection is just under $300. Our prices start at $250 for slab homes less than 1400 square feet.

Q: What is covered in your inspection?

A: Our inspections are meticulous, detailed and comprehensive. We act like we’re treasure hunting, which is a good perspective because when you’re treasure hunting you want to find it all. Some of the items covered on our comprehensive inspections include:

  • Attic
  • Insulation
  • Ventilation
  • Roof Framing
  • Roof and Flashings
  • Gutters
  • Siding and Trim
  • Chimney
  • Fireplace
  • Foundation
  • Grading
  • Retaining Walls
  • Driveways, Walks, Steps and Decks
  • Basement
  • Crawlspace
  • Ceilings
  • Floors
  • Walls
  • Doors & Windows
  • Major Appliances
  • Electrical System
  • Water Heater
  • Plumbing System
  • Heating and Air Conditioning

Q: Can I be there during the inspection?

A: Absolutely! We encourage you to be there to be there the entire time. If you can’t be there the entire time, you should still be there at the end to walk-through our findings.

Q: What if I can not be there for the inspection?

A: No problem! Our reports include large pictures to point out the serious defects and document other key points. We also frequently include extra pictures when we know our clients will not be present. These are useful when we talk through the reports on the phone. Our policy is that you have bought all of the phone time you need! Long conversations are normally scheduled around lunch or in the evenings. We have also reviewed reports at midnight when our clients are in another country. We can even meet you at the home at a later date to walk-through your report.

Q: My friend is a handyman and his brother is a builder. Why can’t I get them to look it over?

A: You can, but be careful! Seriously, I am also very handy and was once a builder. It was not until I started developing specific inspecting skills that I realized how little I used to see! It’s not just the knowledge! It’s a combination of knowledge, inspection processes, and intuition developed over hundreds of inspections. This combination of assets creates a valuable inspector.

Q: How long will the inspection take?

A: As long as needed! Our typical inspection, using two inspectors, is about 2 1/2 hours long. This is all focused inspection time! You can add thirty minutes or so if you would like more information as we go along.

Unlike many of our competitors, we do not schedule a third inspection in the middle of our day so we give you the time you deserve!

Q: What days and times will you work?

A: We have worked many Saturdays at no extra charge. When the days are long, we can start later in the evening if you would like to be there. We’re flexible! We do not normally work on Sundays and we need about three hours of daylight. Our typical inspection times are 9:00 and 2:00.
